Any suggestions to improve our Rightmove listing after 12 weeks?

Feeling brave and hope fellow mumsnetters may be able to give some thoughts about my house listing on Rightmove. It went on end of Feb, right before the Iran war started and since then had about 18 viewings but only 1 offer that fell through within two weeks. We are now at week 12 and feeling a bit stuck...

Photos were taken on a sunny day in Feb, but I've asked if we can update for some sunny May photos.

Anything else that stands out that I could update / tidy / clean / remove? I know you will all say the issue is price, and we could drop it some, but I thought it was a pretty decent price to start with.

this price isn’t very bad for the area, i’m very familiar as grew up here! i would argue closer to £1.25m but i think these bigger houses are really struggling to sell.

to be honest nothing is screaming out to me other than price - i don’t think it’s massively overvalued, but equally even in the other nice parts (dorking etc), you could probably get a bit more for your money at that price.

inside looks lovely and good off-street parking - that’s like gold dust in reigate!

if it helps, DP’s family are selling up locally too and really struggling - estate agents saying properties £900k+ not really moving! x

It's stunning OP!
I don't know the area so can't comment on price. My only tiny comments are: I'd remove photo 17, and get a new photo of the front/drive after it has been pressure washed, and maybe a planter or two with colour. I'm being picky though!
The copy is written really well.
How does the price fit with other properties that your viewers/potential buyers are also looking at?

It’s stunning but, for that price, I wouldn’t want to carry my groceries up a load of steps or have a bus regularly stopping outside my house.
What feedback has the EA had back?

Small thing but I'd get the drive jetwashed before the new photos. It looks so grubby compared to the interior of the house! I know you can't change it but the steps would put me off, with a buggy. Remember there's not that many people that can afford that price so you're probably going to wait longer.

Are the pictures real? They have a look of AI to me, have they been enhanced? Either way, that "feeling" would put me off. The perfect presentation indoors seems at odd with the scruffy driveway. Have that jet washed at least.

That's such a lovely house - but the first picture that would put me off. It looks a bit like a terraced property (I can see it's not from the other photos) and the parking space looks like it needs a bit of a spruce up. Plus I can't see how you could park 2 cars there. Can you use another picture as your first one?

Lovely house. As an owner of a three story house, under offer, I will share some of our feedback.
Parents worried about which floor to have for children’s bedrooms.
You will always need scaffolding for high level repairs therefore expensive
Lots of stairs ( obviously).
The survey mentioned that cleaning upper floor windows could be difficult. ( I have no idea why as ours open to be cleaned)

We have bathrooms on all floors, so not having one on your top floor might be an issue.

Feedback is about the bus stop and it being a semi busy road - we have two great schools at either end of the road, so lots of family traffic on viewing days, but Monday to Friday it is much quieter.
Definitely agree about pressure washing the drive!

Gorgeous house. I don’t have that sort of money and I assume that’s priced normally for the area - if I had 1.3 mill to spend I’d be looking for a different house. Also as I’m 57 I am already tending to avoid houses that require quite so much step climbing.

If I’m honest, I think the market is still incredibly soft. It was picking up a bit but then Trump decided to start a war. It’s not even particularly price sensitive - I think it’s beyond knocking £20k off, people are just sitting tight. Obviously if you can knock it down under a million you might get somewhere? But tbh round our way anything over about 750k is sticking like glue.

There probably are some buyers out there but you might have to wait a long, long time.

I agree the steps will have a big impact meaning it needs to be significantly cheaper than otherwise equivalent properties in the area.

Very nice house. My first impression is, and it's minor really, if the trees/greenery at the front are yours, maybe trim them back a bit to be able to see the front of the house a bit better. It looks a bit unkempt and hides the front a bit too much IMO.

Other than that, and the other things people think might matter, I wish you luck and hope you sell soon.

The photos look great. If you’ve had lots of viewings then is it that when people come to the house, there’s something off-putting about the location or the house is somehow worse than the photos? If not, then it must be a combination of the state of the market and price.

Grubby driveway and the stairs are probably putting people off along with the busy road & bus.

But other than that it’s lovely, it’s the market at the moment to much uncertainty people don’t want to move/buy.

The inside is lovely as is the photo of the back. When I saw the first outside picture of the front it put me right off certainly for that price.

Yes, jet wash the front and don’t put the front photo as the first thing you see

Trees are all ours, and have really grown due to the mild rainy winter and look lovely from our bedroom window. Admittedly I should trim them but now worried about nesting birds for the big red tree.

It’s a lovely house and I can’t see much wrong with the price tbh, it seems very reasonable.

I suspect what is putting people off is the outside steps. I wouldn’t buy your house as I know I would break my neck falling down them within a month of moving in (dyspraxic)

Not AI in the photos although they are a bit whitewashed as the house is more colourful in real life.

Just the driveway needs a clean and for that amount of money I'd expect it to have been done but I get that might seem petty. Beautiful house though.

The second photo you have just posted of the front looks a lot better, but I still feel the trees either side are making the house look narrower than it actually is.

Apart from the lovely kitchen, there doesn't seem to be much living space for the overall size of the place.

I suppose that's inevitable with a three storey house, but I suspect I might love the look of it, but decide it doesn't really work for a familiy. Why are you moving?

Love the living room and the views.
Personally I would not like all those sloping ceilings and highlights.
A different front photo not showing all the steps would be more appealing.
I can't see any built in cupboards, are there any?
It looks very tidy and well cared for.

It’s gorgeous. I know this road really well, and wouldn’t be put off at all by bus stops etc. If I had access to the funds, I’d buy it in a heartbeat.

This photo is loads better than the one in the listing, the one they have used makes the house look a bit crammed in between the others. I think all the other photos look lovely.
