She was present at the incident where under the bed man was badly beaten up - and the murder victim was the woman he was trying to attack that day. Ergo revenge.

After the policeman involved in the original case was found murdered they realised anyone involved in that incident could be a potential victim. He was phoning to warn her.

I think she was the lodger at the home of the first victim at the time of the beating ip of the UnderBedMan.

Think she came in from somewhere with a few friends. Who I guess will all be tracked down by UBM over the next few episodes?
