information on giving your notice to quit a private let? confused

Ive put my notice to quit my private let house last Wednesday sent it via next day delivery and it was delivered and signed for how long before the propety goes back on the market?
Im due to leave the end of October im confused as to how this works and a little worried incase they have not read the letter etc
had a propety manger out this morning but that was to check the house as I had a water leak last monday he never really mentioned anything about me putting in my notice

thinking of waiting till Thursday then send then a email to see if they got my notice to quit

any info will be helpfull ta

You need to give one months notice from the day rent is due, if you give it before the months notice will run from the date your rent is due. As to when it goes back on the market that is up to the LL, we don't re market until property is empty. I think you should call them and confirm they have received.

don't email. Assume the agents are a bunch of incompetent hair-flickers, be prepared for a happy surprise if they aren't.

so ring them and confirm that the notice has been received and that you and they both think the tenancy ends on the same day. Also ask when you will get the confirmation in writing.

Ive had probs with this place since I moved in and after the leak on monday I decided I cant go on with the house anymore health and safety issues had to think of my daughter as well as me also last tenant had the same problems
my rents due on the 10th so ill see if a sign goes up then if not ill give the agents a call

leave by all means. But if they say they haven't received your notice by the 10th, you'll be stuck for another month.

take charge, make a phone call. Why wait?

They must have the notice sent it next day delivery and you can track the letter thats a week now they have had it just thought once you handed in your notice the to let sign goes back up etc

I would call. The to let sign can go up whenever they want - they may wait until you've left as they may want to do maintenance. You really don't want to find yourself tied in fir another month.

Cause of the leak from bathroom last monday the property manager came round to see what needs to be done I know a new shower has to be fitted carpet upstairs outside bathroom has to be cleaned etc and there is still outstanding repairs to be done that were never done when the last tenant was in

What's your situation with your tenancy agreement? Are you out of the fixed period and in a statutory periodic tenancy? In which case, PP is right, you are obliged to give one month's notice but this must correspond to the date your rent is due.

If you're in your fixed period, you can't give notice. If your leaving date falls on the date your tenancy agreement fixed period ends, you don't legally have to give notice at all, you can just move out.

Its a short assured tenancy it does say in it that I must give at least 2 months notice to move out

Mitsi, it doesn't matter what your tenancy agreement says, you are only legally obliged to give one months notice in conjunction with your rent due date. A landlord can't overrule that by putting it in the tenancy agreement.

In any case, its a moot point since you've given enough notice.

By the way, the best advice is not to send something recorded delivery since the recipient can refuse to sign for it. You should send it first class and get proof of postage; if it went to court, a judge would consider that sufficient care was taken on your part to get the item to the recipient.

You say it's been signed for. You don't need to chase any acknowledgement that it's been delivered. The signature is proof of that. Just move out on the relevant date! Grin

Yeah you can track what ever you sent and it came up it was delivered and had a signature so it was definitely signed for ive had a nightmare in this place went from bad to worse just wanting out lol
I just thought once youve gave your notice they then need to start getting things organised for the next tenant new to the whole private renting thing so thank you for all the info so far

your lease may mention allowing viewings - but you don't have to do so. They may just be waiting until you move out to do a lot of repairs that are much easier with the empty property. This should of course have been done before you moved in...

anyway, not your problem. Make sure your deposit is properly protected, take photos and meter readings, leave the place as you found it less wear and tear.

There is outstanding repairs plus what else needs to be after the leak
im going to give the place a good clean before I go and put the stuff that was in the house back to where it was when I moved in all photos I have took are kept just on safe side
