Home Report Scotland

Regarding selling houses in Scotland.
What is the cheapest way to get a Home Report? Is it necessary to get the Mortgage part which seems optional but costs a lot more.
Money is tight so I'm looking to save if possible.

When you say get the mortgage part, do you mean the property valuation? Be careful about not getting that part jjust to save money. First of all, most prospective purchasers will be looking for a value as part of the report and might think it odd if you don't have it.

Secondly, almost every bank will require a valuation in order to give a loan against the property. So the property will almost certainly need a valuation anyway. It might be your buyer would be happy to pay for their own but then again maybe not, since I think a lot of people have to come to expect that as part of the deal- in which case you end up shelling out another couple hundred quid to get it done anyway- and it actually would have been cheaper to get it as part of the initial report.

There have been previous threads about this and if you Google it you will see news reports about people who have been stung on this point.

I am a scottish EA. Please get a HR with a mortgage valuation included. There will just be stress when you are under offer and you are likely to have to pay for it to be done at that stage anyway. that can also delay things. doing the HR without the valaution may be cheaper now but when you have to have the nortgage valuation done at a later date the whole thing will likely cost you more.

where are you? DM Hall often run a payment plan to help with the costs.
