The £250 to £300 price bracket

Had the house valued and the EA said put it on at £300 with a view of selling at £275k
Only we've been here before and from what I remember nobody wants to pay £275k, because it costs them an extra £10k on top of the purchase price so they offer £249,999 as I would.
What do you think of putting it on at £275k to get people through the door but offering to pay the stamp duty ?
Does it sound desperate ?

We bought a house before Christmas for £265k (on at £275k). A friend is buying the one across the road at £270k.

It totally depends on area. The houses on this street are worth around £270k and that was what we could afford.

Personally, I wouldn't worry about the stamp duty unless you are a bit more desperate further down the line.

I wouldn't worry.

We bought our house for £260k (was on for £267.5k). We knew we were in that difficult window and couldn't find anything decent for under £250k.

It was worth it though. I love our house. :)

My house was on for £275k and I paid £270k. I wanted to pay under £250k but couldn't find anything I liked. If you're desperate then pay the stamp duty but don't offer unless you need to :)

We put our house on the market last May for £265,000. The estate agent told us to conser offers around £249,000 due to stamp duty. We ended up with a bidding war and ended up accepting an offer of £281,100 within 5 days.


It was bloody nice though...

So for the right house the stamp duty threashold does not matter.

A bidding would be lovely but very unlikely if I'm honest.
Thanks, am feeling a bit more confident now, I need £275 so fingers firmly crossed Grin
