Would you buy this house? and how much would it cost to do up?

We are looking for a 4 bed detached with private aspect, ie not overlooked.
A great house has come up, but its 3 bed and is a probate sale. Top location literally opposite an outstanding ofsted primary.
4 beds on this road go for £100K more than this is on for.
The whole of the inside is stuck in the 1960's and to make it a 4 bed we woujdl need to do a loft conversion.
DH aghast at level of work - loft conversion, conservatory on back, knock down walls inside to make one big living room, convert intergal garage to make a breakfast/dining room, move downstairs loo from back of house to front, redo kitchen,new central heating system, new bathroom to existing, plus new ensuite.
How much do you reckon that lot will cost?
oh and i'm not linking I'm afraid, in case I jinx it.

It depends where you are and what spec you want. A loft conversion with extra bathroom would cost at least #30k in the south east to plaster finish (ie, more for bathroom fittings, decoration, flooring). Knocking down walls depends whether they are structurally significant or not. I personally wouldn't bother with a conservatory as I think they are useless and quite naff but if you want one if depends on the size and detailing. Same with kitchen and bathroom fittings - are you talking B&Q or Balthaup? The loo could be an expensive job depending on where the soil stacks run. Decoration depends on whether the walls will need plastering once the old wallpaper etc comes off. You could easily spend #100k on that work but you could also spend less. It also depends on whether you are prepared to do some of the work yourself, live there and do it over time or whether you want to get a team in and do it all at once and have a turn-key project.

It would prob cost as much as a 4 bed but you could get that down if you manage and source materials yourself.Still worth doing though as it will be to your design and that is priceless really as when you buy someone elses no matter how good you will probably change something.
