leaving biscuits for viewers - friendly or a bit weird?

We've got a block viewing day tomorrow (11 viewings!) Will be clearing out and leaving our agent to it. I want to leave nice biscuits and think it's friendly and underlines we're expecting lots of viewers.. DH thinks I'm over egging and that we'll look desperate.

Waddyareckon? I will bow to Mumsnet expert consensus.. but will take any biscuit emoticon as a yes vote!

Yes you should. And leave a pot of coffee on. Generally people won't eat them - don't take it personally but if someone does sit down, drink coffee and eat your biscuits, that's a very positive sign.

Ha - split vote, I say don't do it. As well as looking a teeny bit weird, by the time five viewers have been through, the plate of biscuits will look all sad and depleted. How would you keep coffee warm all day?

I wouldn't do it, it will start to look as if you forgot to tidy away once people start to help themselves.

If the agent is happy to put out more, and remake the coffee as needed, then it would be ok.

You could leave a leftover tin of Quality Street lying about instead - get rid of the toffee pennies.

Oh - Coffee stuff I was just going to leave for agent to brew, to be honest expecting her not to bother but showing willing on our part... maybe I'm over thinking this. Agent took photos that made our tiny place look absolutely massive so I'm a bit worried that a lot of excited viewers might turn up and say "meh?"

Nice thought but I would think it very weird. And I would wo deer what was wrong with the house that the vendor was trying to distract me with nibbles.

If I was a viewer, I'd think you were desperate. The coffee would be minging by the end of the day.

Ugh - I assume they were a 'prop' to dress the house. Same with sweeties.

No I wouldn't. They would have the aura of left-over meeting sandwiches, who knows how long it's been there Wink

Fresh simple flowers would be better imo.

Do it for a second viewing, it says take your time, enjoy. But agree that if everyone starts woolfing off the plate it will look a bit sad at the end.

I wouldn't. It won't look so good towards the end.
We did used to leave out local info on the kitchen table though, school prospectuses, parish newsletter etc

It's a lovely thought but if I were viewing a house, I wouldn't take them. I don't know why. Perhaps because the owner of the house wasn't there to offer them.

You sound like a very hospitable person and you want to extend that to those who come to your house. Lovely but I wouldn't bother.

Iwould only do that if I was going to be present during the viewings. Otherwise you risk coming home to crumbs all over the place, coffee rings on every worktop, empty cups in the sink ( if you're lucky) and you have to hope nobody spills coffee anywhere. Do you have to go out? I can understand why you wouldn't want to be there, cluttering up the place but if there are lots of people viewing, it won't necessarily be obvious that you are the owners and it would be very useful if people want to ask about schools, transport, what the spot that looks like damp is, if the road is noisy etc.

Unless you leave a nice box or tin or something with a help yourself note stuck on it. But mostly looks try too hard. Not that I've ever had a house to show viewers so no experience whatsoever.

Might be thoughtful for the EA but viewers won't give a monkeys and may even think you are trying to curry favour in a dodgy way to cover up the rising damp or something.

I wouldn't think you were weird. I would think that you believe potential buyers are as thick as two short planks.

Do you really think a few biscuits and the smell of coffee is going to influence one of the biggest financial decisions in their life? It's like putting a few twigs in a vase and thinking it will make the house worth 5% more!
