URGENT advice re notice please.

I used standard agreement from the internet and I am pretty sure it has expired. Tenant pays 4 weekly (from HB) so can i give 4 weeks notice. Hoping to give 2 weeks plus give tenant 2 weeks rent in lieu so basically rent free until she moves.

bump again, please...................... read that 4 weeks notice is right, then another site suggests 2 months but could be less if landlord in situ which technically I am just not physically. Shorthold agreement but as rent a room.

She was given a tenancy agreement which has since expired and when the hb office viewed the house it was on the understanding that she was renting 2 bedrooms and use of the house, I am still on the electoral role and council tax and all bills are in my name. So in effect she is a lodger really. It then states that the notice is then 4 weeks as she pays 4 weekly.

I will keep it friendly, I don't do confrontation but I will have to be firm.

I wouldn't dream of harrassing her or letting myself in un announced and never have. I feel she should show me the same consideration as I have her.

ok so if thats the case then it is 2 months then? Do I come across as unreasonable as it is not my intention.
