letting family stay in my house while i move out

Ex partner left me a few years ago, and is in a place unknown. I have no contact details bar an email address, and he wont reply to me.

We own a house together (never married) and i wish to live with my new partner in his home as it is cheaper, and away from my ex.

I want to rent the house, but i know my ex will not consent to it, so that avenue is shut.

My sister has offered to move in so i can leave, and will take over the bills and pay the mortgage, but not actually pay me rent (i will not profit from it) until i can decide what the hell im going to do.

Question is, will the bank run with this? I will have to explain that i cant contact my ex (we are quite scared of him, another reason i want to be elsewhere) and even if i could he would say no out of spite.

I've tried everything in the past but he wont even transfer the equity.

I am also due to remortgage in July, again he cant be contacted so i dont know what to do about that either.

i think if is your house as residential (not a buy to let) then you or members of your family can live there so if your sister moves in and pays mortgage i dont see an issue.
if you want to let it offically then you ened to inform mortgage co, change it to buy to let etc.

long term tho you need to decide what to do eg sell and find way thru solicitor to contact ex or try to - if he disappeared completely then court might be able to order sale without him .

if you apply to court (TOLATA) then if he does not respond/appear then i imagine court can order sale or transfer -aska solicitor.
