Hair salon....what haven't we thought of? Can we do it even though we're not hairdressers?

We have a small town centre property, freehold, we think it would make an excellent salon. We would like to do do it ourselves rather than let it as we think there will be more profit in it for us this way. We have lots of business experience, self employed for 15+ years, but no experience at all in this area.

What kind of rent per chair can we expect (west country market town)?

Are we being naive?

Sorry don't know.
But think about having one area for children specifically - could be a big draw.
Similarly maybe do an OAP discount day?

Interesting idea, thankyou. We were really hoping to just let the chairs and allow the stylists to work that sort of thing out for themselves.

Are you sure about the salon idea? It may be more lucrative as a business you know more about and have an interest in. I doubt that hair salons are really that profitable.
Or is the idea that you have nothing to do with the business and simply collect the rent?

We're aiming for minimal involvement, but letting it as a salon, or per chair, would bring in more than renting the empty property, iyswim.

We've run it as a giftshop for 15+years and there really is no money in that any more, so we're looking at alternatives.

How much competition is there? Could you have more than one ype of business, e.g. hair and nails?

Alternatively are there any types of business your town is short of and could do with?

How about iPads secured in front of the chairs so customers can browse while someone cuts. Coffee and nice cakes? soft play corner? Can you say which town it is? Somewhere like Malmesbury will have very different customers to Marlborough - so difficult to say unless we know.
